A home warranty can be a wise investment that saves homeowners money on home maintenance and repair, but consumers need to find the right plan to maximize their savings. Part of determining the best plan is having a thorough understanding of all the costs associated with a given policy.
In this post, we’ll break down the costs that go into a home warranty policy to understand the average cost of coverage in 2026.
There’s a reason Liberty Home Guard was rated the #1 Home Warranty
Service by U.S. News and World Report for 2021, 2022, 2023, 2024, and 2026. Check out our services.
For most home warranty plans, the upfront costs include a premium and a service fee. These are your direct, out-of-pocket expenses. The exact amount will vary depending on several factors, including:
In 2026, the average annual premium for a home warranty ranges between $400 and $800. Many providers offer flexible monthly payment options, typically landing between $30 and $60 per month.
In addition to the premium, you’ll also pay a service fee each time you file a claim. These fees usually range from $65 to $150, depending on the provider and your chosen plan.
Let’s say you select a home warranty with:
Your total direct cost for the year would be:
$500(premium) + $400 (4 claims × $100) = $900
If one of those claims was for a refrigerator replacement worth $2,200, you could be saving significantly compared to paying out-of-pocket.
Many warranty plans, like insurance plans, have a deductible associated with them. This could be several hundreds of dollars or more. There are also coverage limits to consider. Some plans will have a cap on the amount they pay out.
Let’s revisit out example from above. The homeowner spent $900 out of pocket on the yearly premium and service fees. They received a new refrigerator valued at $2,200. Let’s say the plan’s deductible was $500 and the coverage limit was $1,650. That would mean the homeowner paid $1,400 for the year—the premium, service fees, and deductible combined. The policy would cover the remaining cost of the refrigerator. That would meet the coverage limit, however, so the plan would no longer pay out for repairs for the remainder of the year.
In our example, the homeowner ultimately received a $2,000 refrigerator for $1,350, but that’s assuming he or she didn’t require any other home repairs or services.
Once you know what a home warranty costs, the next fair question is whether that money is better spent on extended warranties for individual appliances. For most homeowners, it isn’t. An extended warranty protects one product for a fixed number of years. A home warranty protects most of the systems and appliances under your roof for as long as you keep renewing it.
The gap between the two gets widest at exactly the moment homeowners feel it most: when your extended warranty expires.
These three products get lumped together, but they solve different problems.
Manufacturer’s warranty: Comes free with a new appliance. Covers defects in materials and workmanship, typically for one year, with longer terms on select parts like a compressor or motor.
Extended service plan: A paid add-on that stretches coverage for a set term. It is tied to one product, from one brand, bought through one retailer or manufacturer.
Home warranty: An annual service contract covering breakdowns from normal wear and tear across many systems and appliances at once, regardless of brand, renewable year after year.
Before buying any extended service plan, confirm whether it covers gradual wear or only mirrors the original defect terms. That single line in the exclusions is usually what decides whether the plan pays out at year six. Our guide to the difference between a home warranty and a manufacturer’s warranty breaks the distinction down further.
Extended Warranty | Home Warranty | |
What it covers | One appliance, one brand | Multiple appliances and systems |
Typical cost | Commonly $50 to $80 per appliance | $350 to $700 per year |
Covering 6 appliances | Six separate purchases | One premium |
Wear and tear | Often limited or excluded | Core of the plan |
Term | Fixed, then it ends | Annual, renewable indefinitely |
Finding a technician | Brand’s service network | Pre-screened contractors in 24 to 48 hours |
Age of covered items | Tied to the purchase date | Generally no age cap |
HVAC, plumbing, electrical | Not included | Included on most plans |
A standard kitchen and laundry setup is a refrigerator, range, dishwasher, microwave, washer, and dryer. Buying protection on each one separately means six contracts, six sets of terms, and six expiration dates to track. None of them cover your HVAC system, water heater, plumbing, or electrical, which are the repairs most likely to produce a four-figure invoice. You can see the spread in our breakdown of average appliance repair costs.
There are cases where product-specific coverage makes sense. We’ve written about home items worth an extended warranty and the benefits of an extended kitchen appliance warranty. The point isn’t that extended plans are useless. It’s that they stop working precisely when your appliances need them most.
The bottom line is there is a lot of variability in costs associated with home warranties. It’s important for homeowners to do their research, examine different policies, and weigh all direct and indirect expenses. Your research will reward you. The amount you spend on the right home warranty policy will be less than the average appliance repair cost.
