A residential service contract is a type of insurance policy that covers the repair or replacement of many of the components of a residential dwelling, such as heating and cooling systems, electrical systems, plumbing systems, appliances, and other items. The scope of coverage for a residential service contract can vary greatly, but typically does not cover damage caused by natural disasters, such as floods, fires, or earthquakes.

Furthermore, most residential service contracts do not cover items that require regular maintenance, such as changing air filters, plumbing leaks, and other routine upkeep. The contract may also not cover items that are considered to be "cosmetic," such as paint, wallpaper, or other finishes. Additionally, certain items may not be covered if they are considered to be "pre-existing," meaning that they were present before the contract was entered into.

In addition, a residential service contract may not cover items that are considered to be "optional," meaning that they are not necessary for the functioning of the dwelling. This could include items such as swimming pools, hot tubs, and garages.
