Liberty Home Guard (LHG) and First American Home Warranty (FAHW) are two home warranty providers with overlapping coverage and some major differences, so comparing them requires a careful eye and a fine tooth comb. In this article, we’ll define a clear winner in the battle of Liberty Home Guard vs. First American Home Warranty.
Liberty Home Guard is a Brooklyn-based home warranty provider that serves all 50 states, including Washington DC, a relative rarity in the broader industry.
Liberty Home Guard offers three plan options: Appliance Guard, Systems Guard, and Total Home Guard. Appliance Guard exclusively covers your home appliances and Systems Guard is exclusive to your systems.
Total Home Guard combines the coverage of the two plans into one affordably-priced package. All Liberty Home Guard’s plans are less than $600 per year if you pay annually and less than $720 if you split your payments into monthly installments. With the former option, you’ll save 18% on your annual costs, further reducing the financial burden of your home maintenance costs.
LHG does offer some service call flexibility. You’ll be assigned a service call fee between $65 and $100 when you purchase your plan. It’s unclear whether this flexibility results in dynamic plan pricing.

LHG’s advantages, like its user-friendly website and customer resources, comprehensive workmanship guarantee, and contractor flexibility, eclipse the few minor negatives like slightly higher prices.

First American Home Warranty is a California-based home warranty provider with generally mixed reviews. Compared to LHG, which offers nationwide coverage, FAHW has a much more narrow reach.
First American Home Warranty has three combination plans with varying degrees of coverage. Its Starter Plan is limited to the basics, which accounts for its low pricing:
This plan doesn’t cover air conditioning or washing machines, which can be limiting if those are your biggest priorities. The Essential Plan includes everything in the Starter Plan, plus air conditioning, laundry appliances, trash compactors, water heater, garage door openers, whole house fans, and ductless mini-split systems. The Premium Plan further expands on this coverage, but our biggest complaint is the randomness of the covered items.
LHG follows a simple pattern of two separate plans merged to one comprehensive plan, whereas FAHW doesn’t follow a discernible pattern, making it much more difficult to compare plans and assess their value.
FAHW costs more than LHG overall. For the highest coverage plan, you’ll pay between $816 and $864 per year, or approximately $144-$216 more than you would for LHG’s most comprehensive coverage.

First American Home Warranty’s has a few positives, but it’s important to be aware of the negatives before you make a commitment, but it may provide an added-value for customers who receive the plan as an incentive when buying or selling their homes.

First American Home Warranty offers higher coverage caps for systems and appliances, but its coverage is much less straightforward than Liberty Home Guard’s plans. We found its terms and comparisons harder to follow, whereas Liberty Home Guard made it easy to compare plans and covered items.
Liberty Home Guard is better than First American Home Warranty for appliance coverage. While they both cover similar appliances and systems, you’ll have to upgrade to a higher-tier plan with First American Home Warranty to get the same level of coverage you get with LHG’s base appliance plan. Because FAHW only offers comprehensive combination plans, you may end up paying for systems coverage you don’t need, if appliances are your bigger priority. That said, FAHW automatically covers trash compactors whereas LHG includes that item as an add-on option.
According to its service agreement, LHG will cover up to $2,000 per appliance, even for pro-series appliances, which may exceed this limit. On the other hand, even FAHW’s lowest tier plans cover up to $3,500 for appliances and this limit doubles to $7,000 with the Premium Plan. However, it’s important to remember that many FAHW customers complain about claims denials with little or no explanation and few appliances cost that much, so it may be more of a marketing tactic than reality. Liberty Home Guard on the other hand seems to almost always offer some type of coverage and payout, including as a courtesy for uncovered claims.

Liberty Home Guard and First American cover similar systems and appliances and they’re both rather opaque about the limits of this coverage. First American Home Warranty makes it a point to only cover electric air conditioning systems, which many might consider a knock against them, but it’s important to note that nearly all central air conditioning in residential environments is electric.
All that said, Liberty Home Guard does a much better job breaking down its terms in its sample agreement. Each covered item is further broken down into small sections that include the covered and not covered components.
FAHW also has a sample agreement and it gets some points for providing region-specific downloadable PDF copies. However, the terms of this agreement read more like sales language, the layout is harder to follow, and FAHW’s real estate plans further muddy the waters around covered items and terms, which seems to be an attempt to confuse homeowners when they file a claim.

In no uncertain terms, Liberty Home Guard offers coverage for more items compared to the offers from First American. In addition to the sheer customization possibilities, LHG’s pool and spa coverage is marginally cheaper than FAHW.

While we’ve already covered that First American Home Warranty’s ratings aren’t as strong as LHG’s, let’s delve into the common complaints that substantiate that reputation. Starting with the positive, FAHW holds a 4-rating on TrustPilot, but more than 25% of reviewers left only 1-star. LHG, on the other hand, had less than 10% of reviewers leave anything less than 5-stars.
Customers frequently complained about contradicting information from sales representatives and technicians, trouble getting through to customer service, and long wait times for repairs. These trends continued on the company’s BBB profile, where many customers further complained about a lack of transparency, unfairly low pay outs, and misleading terms.
FAHW sits at 2.7 stars from nearly 4,000 Google Reviews, where customers continued to mention sketchy service technicians, wait times exceeding a month, and frequent issues with air conditioning claims denials. When we investigated some of the higher customer reviews to see what went better, we found that many of these policies were purchased through real estate transactions or otherwise incentivized, so customers didn’t feel as strongly about a wasted investment. Some customers say they’ve been with the company for years and always had a positive experience, but this further shows us that FAHW’s customer service and contractor vetting process is inconsistent at best and incompetent at worst.
Liberty Home Guard typically processes claims within 24 hours during normal business hours, which is significantly faster than First American Home Warranty’s typical 48-hour response window. However, customer reviews tell a slightly different story. Liberty Home Guard customers often say their technicians reached out sooner than expected and completed the repairs efficiently––as long as there weren’t any backordered parts––whereas First American Home Warranty customers felt like their claims went unaddressed for weeks on end with no explanation.

Liberty Home Guard’s comprehensive, but customizable plan options make them ideal for customers with a lot of unconventional coverage needs, such as a saltwater pool, pro-series appliances, or home maintenance concerns, such as carpet cleaning or pest control.
It’s also a great fit for customers who strongly value responsive customer service teams and thoroughly vetted contractors. Despite its impressive network of contractors, LHG doesn’t restrict its subscribers to their network only, making it a good option for homeowners who already have a relationship with a contractor they trust, but still want the financial protection of a home warranty.
First American Home Warranty’s coverage can be good for homeowners who are diligent record-keepers and are willing to engage closely with the claims process. Those homeowners who actively manage their claims and provide thorough documentation of the covered item and its history will be better positioned to realize the full value of the policy’s higher-than-average touted coverage caps. Additionally, its Starter Plan may also be a fit for very budget-conscious homeowners without central air conditioning, who simply can not afford premiums above a certain price point.
Home warranty purchases are incredibly personal and there’s no one-size-fits-all solution. If you’re on the fence between the two companies, we recommend taking your time and making a slow decision based on lots of research. You’ll get the most visibility into the company’s policies, prices, and policies by comparing quotes, spending time on the phone with representatives, and thoroughly reading the sample terms where available.
Still, Liberty Home Guard wins out in most apples-to-apples comparisons here and it has better customer reviews overall, so at the very least, it’s worth strong consideration as you navigate home warranties.
Yes, First American Home Warranty covers pest control as an optional add-on for its real estate plans, but it’s unclear if it can be added to retail home warranty plans. It’s also restricted to subterranean termite treatment, so it doesn’t cover damage caused by termites or treatment for any other types of pests.
LHG, on the other hand, offers treatment and emergency response pest control for ants, cockroaches, silverfish, non-poisonous spiders, scorpions, centipedes, millipedes, earwigs, house crickets, paper wasps, and house ants, but the terms don’t mention termites.
No, home warranties don’t cover solar panels. You’ll also have to carefully read the terms of your plan, especially as it pertains to roof leak coverage, because often leaks caused by items attached to your roof can be excluded.
