Does Home Warranty Cover Roof Replacement vs. Repair?

This is the most common question for anyone searching for a home warranty that covers roof damage — and the distinction matters before you choose a plan.

Home warranties cover roof repair, not full roof replacement. Liberty Home Guard's roof leak add-on pays for patching active leaks: cracked sealants, failing underlayment, damaged flashing, and similar repairable issues.

Full roof replacement is typically outside the scope of any home warranty for two reasons:

  • Scale: A full replacement is a capital home improvement, not a repair of a failed component.
  • Insurance overlap: If your roof is destroyed by a storm, hail, or fire, homeowners insurance is the right product for that claim.

Bottom line: Active leak from age-related wear = home warranty claim. Storm destroys your roof = homeowners insurance claim.

What Causes a Roof Leak?

The average home roof has several layers. We see the external shingles, but beneath those are sheets of underlayment or roofing membrane. The underlayment sits upon a layer of wood, and beneath that are the rafters, insulation, and sheetrock or drywall.

These different layers of protection serve different purposes, but they all work together to keep the elements from making their way into your house.

Over time, roofing materials deteriorate due to fluctuating temperatures, moisture, ice, sun, wind, insects, and more. When water finds its way past the shingles, it can seep into a tear or seam in the underlayment. It can leak through hardware mountings for rooftop equipment, such as HVAC units or ventilation pipes. It can also drip through gaps where caulking or sealant has dried and cracked.

Once water is beyond the underlayment, it can easily seep through plywood, insulation, and drywall. Those materials are not meant to be waterproof.

What Are the Consequences of a Roof Leak?

It’s not a good idea to manage a roof leak with an amateur solution. Once a small leak starts, it can further deteriorate your home’s roofing materials and grow larger over time. In exceptionally bad cases, it can compromise the integrity of your roof.

Moisture within your walls and ceilings can also facilitate mold growth. Some forms of mold can cause a range of severe health complications. Mold removal is also much more costly than minor roof repair, and it’s much less likely to be covered by a home warranty or homeowner’s insurance policy.

The bottom line: Do not put off repairing a roof leak, no matter how minor.

Does Home Warranty Cover Roof Leaks?

Will a home warranty cover roof leak patching? Not all home warranties provide such coverage, but Liberty Home Guard does. You can add roof leak protection to your policy to ensure necessary roof patching is attended to when needed. Let’s take a closer look at how the process works.

Once your policy is active, you can submit a claim to request service as soon as you notice a leak in your roof. We maintain a network of licensed, bonded, and insured technicians across the United States, so we’ll take care of finding a qualified professional to repair your roof.

It’s as simple as that. Your roof is patched, and you’ve avoided paying for roof repair out of pocket. And those savings can be substantial. The average cost of roof repair is just shy of $1,000. Depending on the size and location of the leak, that cost can be much higher.

What Types of Roof Damage Are Covered?

Not all home warranty companies that cover roofs cover the same things. Among home warranties that cover roofs, Liberty Home Guard's home warranty for roof leaks is designed as a targeted add-on — think of it as a roof home warranty layer you attach to any base plan.

Covered

  • Active leaks from age-related shingle wear
  • Failed flashing and sealant around chimneys, vents, skylights, and rooftop HVAC equipment
  • Underlayment failures — tears or seam failures in the membrane beneath your shingles
  • Storm-accelerated wear — leaks from wind and rain speeding up normal degradation, not direct storm destruction

Not Covered

  • Full roof replacement
  • Structural damage from a sudden storm event (file with homeowners insurance)
  • Pre-existing conditions present before your policy activated
  • Damage caused by neglect or improper prior repairs
  • Cosmetic issues that don't result in an active leak

Home Warranty Roof Coverage vs. Homeowners Insurance

Homeowners frequently confuse these two products. If you're asking do I need a home warranty if I have home insurance, the answer for your roof is almost always yes.

FactorHome Warranty Roof Add-OnHomeowners Insurance
What triggers a claim?Normal wear and tear, age-related deteriorationSudden events: storm, hail, fire, falling trees
Covers leak repair?YesYes (if from covered peril)
Covers full replacement?NoYes (if from covered peril)
Covers gradual aging?Yes — core use caseNo — explicitly excluded
Covers storm destruction?NoYes (with deductible)

The practical takeaway: homeowners insurance covers catastrophic events. A home warranty with roof coverage covers the slow, inevitable wear that comes with age.

Frequently Asked Questions

1. Does home warranty cover roof leaks?

Not all home warranties include roof coverage, but Liberty Home Guard does as an optional add-on. Once active, submit a claim the moment you notice a leak and we’ll dispatch a licensed technician to patch it.

2. Does a home warranty cover roof replacement?

No. Home warranty roof coverage pays for repairable leak repairs caused by wear and tear — not full roof replacement. Storm destruction = homeowners insurance claim. Active leak from aging = home warranty claim.

3. What does a roof warranty cover?

Active leaks from deteriorated shingles, failed flashing or sealant, underlayment failures, and leaks around rooftop HVAC equipment. It does not cover full replacement, storm destruction, or pre-existing damage.

4. How is home warranty roof coverage different from homeowners insurance?

A home warranty covers wear-and-tear deterioration that homeowners insurance explicitly excludes. Together they provide fuller protection: insurance for catastrophic events, home warranty for everyday wear.

5. Which home warranty plans include roof coverage?

Roof coverage is available as an optional add-on with any plan — Appliance Guard, Systems Guard, or Total Home Guard.

6. Do home warranties cover roofs on older homes?

Yes. No home inspection is required. Coverage is available regardless of roof age, as long as the leak results from normal wear and tear rather than a pre-existing condition.

Frequently Asked Questions (FAQ)

HOME WARRANTY
  • What is a home warranty?

A home warranty is a service contract that covers the cost of repairs and replacements for your home’s systems and appliances when they break down over time from normal wear and tear.

Read more about what is a home warranty.

  • How does a home warranty work?

It’s simple, you can select the coverage plan of your choice that is the best fit for your home and budget.

When you request service for a covered item, you will be charged a pre-set fee in order to initiate the service request.

With an LHG home warranty, when a covered item needs repair, simply follow these steps:

    • File a claim online or call.
    • After paying your set fee, we’ll put you in contact with a local contractor to schedule your appointment.
    • After officially diagnosing the problem, the contractor will contact us to make sure the issue is covered by your plan.
    • If everything checks out, the contractor will then repair or replace the item in question.
    • Afterwards, we’ll check in with you by email or phone to make sure you’re happy with the job.
  • What does a home warranty cover?

Liberty Home Guard offers 3 different plans depending on the coverage your home needs. The Total Home Guard is a combination of both our Appliance Guard and Systems Guard plan. It is our most comprehensive and most economical.

We offer add-ons to each plan. Check HERE for our Home Warranty Plans & Policies page to learn more about everything we cover.

  • How is a home warranty different from homeowner’s insurance?

A home warranty covers the costs of repairs and replacements of major home appliances and systems. Home systems, for example, include plumbing, electrical, and HVAC.

Homeowners insurance provides coverage if theft or natural disaster hits.

  • How is a home warranty different from a manufacturer’s warranty?

The main difference is that a manufacturer’s warranty generally covers the failed part of a single appliance, but usually doesn’t include the cost of labor or repair. With a home warranty, one plan covers a variety of systems and appliances, making it a more cost-effective way to safeguard your home.

  • Why is buying a home warranty a good decision for homeowners?

A home warranty protects the homeowner’s budget by removing the risk of fluctuating expenses when big ticket items break down. With a Liberty Home Guard home warranty, the homeowner will pay for a monthly plan, along with a flat rate service call fee associated with any repairs, rather than the full retail cost of replacing or repairing any of their home appliances or systems.

  • Do I have to get a home inspection before getting a Liberty Home Guard home warranty?

No. Liberty Home Guard doesn’t require a home inspection or any maintenance records to purchase a home warranty plan.

  • How long does it take to fulfill a service request?

Liberty Home Guard will dispatch a licensed technician to your home within 24 - 48 (business) hours of your request. Extenuating circumstances do apply.

  • Can I choose my own service contractor?

Yes, absolutely. Just contact us first so we can authorize the contractor you’d like to use. This helps us confirm coverage, apply our quality and safety standards, and keep everything running smoothly.
